Who is John Alvarado

John Alvarado is a vacation-ownership and luxury real-estate sales executive — Harvard A.B. Psychology, cum laude — with more than two decades leading sales programs for branded resorts and developers: a ground-up 16-residence fractional club in the USVI, a $2MM+ pre-construction Gulf tower, a New Orleans vacation-ownership build-out. He also designs and operates the AI systems that run his businesses.

Everything here was built from inside the work. The training was psychology; the proving ground was high-consideration sales, where the loss almost never happens at the product and almost always happens in the seams — a call that goes unanswered, a follow-up that never lands, a booking path with one step too many.

The AI practice came out of that same place. He built it to run his own companies first — the resort sales floors, the bar, the claims practice — and only then offered it to other owners; alvarado.ai carries the consulting side of that work.

Grande Bay Residence Club

Sales & Marketing Project Director · Saint John, USVI

Mandate: take a developer's 16-residence fractional club from concept to sell-out. Established the vacation ownership program from the ground up — the usage plan, annual dues, financing, and sales pricing — then recruited the sales and marketing teams that carried it, and added a Jeep and Yacht club with its own usage plan. Commissioned a mobile guest Experience App for the property in 2015, a decade before the AI practice. Completed the project to sell out on budget and ahead of schedule — and continues to consult on the resale operation.

Mandate: stand up a vacation-ownership marketing operation in a new market, from nothing. Opened two retail locations — one in the California Building on Tulane Avenue, one in the French Quarter — recruited and trained the team behind them, including running a New Orleans career fair, and built the operating stack the sales floor runs on: CRM, payments, and telephony. Affiliated the program with a national exchange network.

A 166-unit fee-simple condominium — 164 residential and two commercial — carrying hotel zoning, which makes every residence short-term-rental eligible rather than constrained by a residential-only ordinance. Mandate: sell a 115-residence ultra-luxury Gulf-front tower before it exists. Built the pre-construction sales journey and the closer program behind it, and signed a Gulf-coast realtor referral network to bring buyers to a property that is still drawings. The process is written to handle 1031-exchange buyers, who arrive on a statutory deadline and cannot be improvised for.

The AI Practice

The same operator discipline, applied to his own companies first. Alvarado.AI is not software he resells — it is the system he built to run the businesses on this page, offered to other owners only once it had to work for him.

  1. Built in the open, on himself

    It started as a single WhatsApp bot in January 2026. It now runs always-on across five machines and more than half a dozen model providers — designed, wired, and operated by him, with no engineering team and no platform vendor in the middle.

  2. An institution's memory, for one operator

    More than 150 packaged automations; fifteen years of email, documents, and CRM history made searchable; a writing model trained on his own voice; and a multi-model review board that argues consequential decisions before they ship.

  3. Client onboarding as a factory

    A structured, machine-verified stand-up of a client's CRM and marketing account — built to finish on the same business day it starts, because the gap between "signed" and "running" is where new clients quietly lose faith.

  4. A working demo, not a deck

    A branded, functioning AI concierge for one specific business, generated in under ten minutes. It is the sales tool for the consulting offer: an owner should be able to talk to their own before deciding anything.

  5. Real operations, running daily

A bar in the Havensight cruise-port district of St. Thomas, USVI — thirteen-plus years of continuous operation in a market whose entire demand curve arrives and leaves by ship. It is also the first Alvarado.AI implementation case study: AI-driven guest-inquiry and reservation triage, missed-call escalation, and search and social campaign operations. The AI work was proved on a business where being wrong costs him personally — not on a client's budget.

Built a virtual, multi-state public-adjusting practice: licensed as a public adjuster in several states, running files remotely on a claims-management platform, with an attorney-network referral path for claims that go to litigation. The work is advocacy for the policyholder — scope and estimate the damage, then negotiate the insurer to the best outcome available to the insured.
